Background: The works required excavation for foundations within 3 m of the adjoining owner's property and below the level of the adjoining owner's foundations.
The Surveyor was appointed to act as 'Agreed Surveyor', by one of the two adjoining owners in which role he acts impartially for both neighbours. The second adjoining owner consented to the works.
There were two adjoining owners.
The works involved the erection of a ground floor extension to the rear of the house.
Conclusion:
The risk to the adjoining owner's flank wall was relatively low given the circa 1 m gap between the proposed extension foundations and the neighbouring wall. Hence, it was not deemed necessary to require that hit and miss sequenced foundations be utilised.
