The Design Process - Planning Drawings to Structural Drawings
Initial Information Required: The process starts with the client providing the address of the property, photos of the elevations and details of the proposed building works. Initial advice will then be provided based on Planning Regulations and the Local Council’s Policies and Guidance etc. This is provided formally by email or letter but not over the phone. Initial advice is free.

Quote: Once we have determined what the Planning requirements are, we will provide a quote for undertaking the Planning drawings and application. Assuming the application is successful and the client wants to progress to architectural / structural drawings, we will provide a quote that reflects any economies of scale savings that we can pass onto the client. We will similarly provide a below market fee quote for Party Wall Surveying services, if requested.
The Process:
The below list is merely indicative in terms of the tasks to be undertaken. E.g., where Permitted Development rights are being utilised an application for a Certificate of Lawful Development or Prior Approval may be applicable:
1. Free initial Planning advice.
2. Appointment to provide Planning services.
3. An on-site visit to survey the house.
4. Drafting of Planning drawings.
5. Making the Planning Application.

6. Following Planning approval, the drawings used for Planning approval can be further edited and added to in order to produce architectural drawings and we will provide a quote to provide this. As this builds on the existing Planning drawings, we can pass onto the client the time savings in producing these drawings, which are essentially amendments and additions to the existing Planning drawings.
7. Some clients request Building Control compliant drawings be provided, i.e., the addition notes to the architectural drawings to alert the contractor of all relevant Building Regulations. This is of particular help where the contractor is unlikely to be sufficiently familiar with the applicable Building Control requirements of the build. We can quote for this on request.
8. Producing structural drawings, and Calculations. This is produced by the Engineer and further builds on the existing architectural drawings, providing the design and sizes of the various beams and other structural elements of the building. Since these drawings also build on the existing architectural drawings, time savings in producing these drawings will translate into lower costs to the client.
9. Drawings are reviewed in-house to be fully Party Wall compliant. We will check whether the Party Wall Act is applicable to the works (it usually is), and at no additional cost to the client, collaborate with the architect and engineer to ensure that the drawings are fully congruent with the Act.
10. Party Wall Surveying services provided, subject to a formal appointment at a reduced fee.

Planning Application require Existing & Proposed drawings, Sections, & a Location Plan but not structural beams or foundations.
