London - Party Wall appointment (close to Belsize Park, Swiss Cottage and Hampstead)
Background: Typically, rear extension flank walls run alongside the boundary line. In this particular situation, the flank wall was built astride the boundary and as a result, was a Party Wall.
We were appointed by the Adjoining Owner. The Building Owner appointed a different Surveyor and both Surveyors collaborated in making the Award.

The works involved the removal of the existing rear extension roof and its replacement with a new roof.
Conclusion:
Given that the flank wall of the rear extension was a Party Wall, the adjoining owner had rights of enclosure over that wall and as the works involved cutting into the wall to support new beams, the works fell under the provisions of the Party Wall.
We also had to consider the proposed carbon fibre flat roof covering of the roof which was proposed to continue over the parapet. This could be problematic to the adjoining owner if he ever wished to raise the parapet, e.g., to form a fire break, in the event that he decided to later enclose on the wall when constructing his own rear extension.
The Award dealt with all issues pertaining to the Party Wall and proposed excavation works.
