Background: The works required that beams be inserted into the Party Wall to create a habitable area in the loft space, raising a loft dormer cheek atop the Party Wall parapet and cutting away the internal chimney breasts to the ground and first floors and supporting them in the loft space..
We were appointed by the building owner. The adjoining owners did not wish to appoint the building owner's Surveyor as Agreed Surveyor and instead appointed their own Surveyor.
There was one adjoining owner to the works
The works involved included a loft conversion and the internal removal of chimney breasts.
Conclusion:
The one aspect of the works that the Surveyors particularly focussed on was the removal of the chimney breasts attached to the Party Wall as the adjoining owner's gas powered heaters vented to their side of the chimney breasts. Care had to be taken that the works should not in any way result in carbon monoxide leaking into the Adjoining Owner's property. This was accomplished by specifying in the Award that a cowl should be fitted over the chimney at roof level to prevent debris from the loft conversion works dropping into the flues and blocking them.
