Bournemouth - Dorset, Party Wall appointment (close to Christchurch and Poole)

Background: The works required excavation for foundations within 3 m of the adjoining owners' rear extension. In addition, the removal of the existing extension involved the exposure of a Party Structure because the existing extension currently enclosed upon the flank wall of the Adjoining Owner's extension.

We were appointed by the building owner. The adjoining owner did not wish to appoint the building owner's Surveyor as Agreed Surveyor and instead appointed his own Surveyor.

There was one adjoining owner to the works.

The works involved the removal of the existing GF rear extension and its replacement with a new rear extension.

Conclusion:

The replacement of the existing rear extension with a new one offset by 30 cm from the flank wall of the Adjoining Owner's extension presented an issue that the gap could collect leaf litter over time and result in the Damp Proof Course being breached with resultant damp ingress to both properties. This was resolved by the design of flashing to block the gap from roof level to prevent debris blowing in from above. In addition, a post was specified to prevent debris blowing it from behind the extension.

Excavating foundations alongside an adjoining extension could damage the neighbouring foundations and this was resolved by reducing the length of the excavation by the inclusion of lintels which spanned between strip foundations to the flank wall.

The Award addressed the above issues and specified the manner in which the works should be undertaken.
